LJ Building provides Project Management services within the construction industry. Working for the Client in an advisory role, we ensure that quality is not compromised, deadlines are adhered to and budget is under control as we organize and coordinate a project.
The Project Manager takes control to ensure all arrangements are in place for the delivery of the documents, estimates, tenders and ultimately a contract for the construction.
Commercially minded clients appreciate that the fee for an independent consultant to oversee the project can be minimal compared with the benefits - especially if the owner does not understand the complexity of the building process or cannot attend to such things because they operate overseas or are otherwise engaged in other business activities.

Design development and monitoring of schematic design issues.

Engage and liaise with industry professionals regarding your project to obtain Development Approval(s) and building Licence(s).
Building procurement and advice.
Pre-contract Tender Analysis
Evaluation of tenders ensuring competitive, comprehensive and quality tenders are selected. Revision and award of contract(s).
Construction Management including financial reporting, programming and analysis, contract administration, assessment of progress claims / extension of time and variations. Quality control and compliance.
Handover of project including operation manuals, warranties and certification. Formation of Defects list for rectification.
Defects Liability Period
Monitoring of defect rectification works over DLP time frame.
Mediation of disputes between any/all parties.
Contracted management of the facility after completion.
